ST. LOUIS - Construction has begun on Maryland Walk, a 17-story edifice that in 2006 will become the newest landmark on the Clayton skyline. The 277,000 square-foot mixed-use project is being developed by Conrad Properties Corp. on a 1.4-acre site at 8025 Maryland Ave. (northeast corner of Brentwood Blvd. and Maryland Ave.) Residential Constructors LLC, a wholly owned subsidiary of McCarthy Building Companies, Inc, is serving as general contractor.
Primary exterior finish elements of the building will be rose-colored brick, broad spans of green glass and architectural trellises planted to landscaped arbors. The main cul-de-sac entrance will feature an elaborately landscaped paved courtyard centered by a port-cochere.
“After careful review of three proposals, we selected Residential Constructors based on our track record with parent company McCarthy and their awareness of how important it is to complete the building in timely fashion,” said Kevin Kloster, Conrad president and chief executive officer. “Residential Constructors is sensitive to the fact that they have 100 quality-conscious clients to please - our company and the 99 families who will ultimately live at Maryland Walk.”
The building, which boasts three home styles under one roof, will include:
Replete with floor-to-ceiling windows, the condominiums will offer spectacular views of Clayton and neighboring locales. A focal point will be the top three floors, each of which will host penthouses with a minimum of 3,300 square feet. Remaining floors will have five to 10 condominiums each, all with outdoor space.
Conrad reports that Maryland Walk is 55% pre-sold.
