Difference Will be Clear to See When Glass-Walled, "High Design" Condominiums Open at 4545 Lindell

This Spring, St. Louisans will have the opportunity to be part of a residential design phenomenon - one totally unique to the metro area and that up to now has been reserved for the most sought-after neighborhoods in New York City, Chicago and Los Angeles.

Conrad Properties will introduce St. Louis to the modern, sleek lines of glass facade as it launches pre-opening sales at 4545 Lindell, its 10-story condominium hosting 34 limited edition residences. Planned for the Central West End on a signature St. Louis boulevard, Conrad's building will feature walls of insulated, colored glass forming a seamless exterior joined by 90-degree "floating" glass corners.

The New York Times recently profiled glass facade high-rise buildings by renowned architect Richard Meier - and the clean, well-organized lifestyle they evoke - in a story titled "The Life Transparent." "4545 Lindell will be very transparent from the outside, unlike its neighbors that are solid, with few visual penetrations," said project architect Louis Saur, president of Saur & Associates. "Colored glass will enable the building to pick up the color of the sky to impart a sense of lightness and to de-materialize its mass. Insulated glass will enable the floor-to-ceiling glass walls to handle seasonal temperature extremes."

Privacy is a key element of this revolutionary property. With each floor containing four or less condominiums, every residence is a corner unit with private elevator access.

"The owner will step from the elevator into the foyer of the home. There will be no space wasted on halls or common corridors," said noted designer Robert Lococo, who is consulting on the 4545 interior. "It is an important innovation that further distances the building from other high-rise residences."

The unique structure is a culmination of construction technology and modern design ideas that completes the procession of historical buildings along Lindell Boulevard. While it is different from the traditionalists on the street, it is still respectful of the past. "We believe St. Louis is ready for a cutting edge look that people in major urban areas across the U.S. are finding irresistible," said Craig Saur, managing principal of the development for Conrad Properties. "Its precepts of simplicity, openness and light take urban living to another level."

The building will present four homes per floor on levels three through nine, with three units on level two and a trio of penthouses on level 10. The mix will range from one-bedroom, one and one-half bath units with a den and 1,500 square feet to three-bedroom, two and one-half bath homes with 2,500 square feet. Penthouses will range from 3,200 to 4,000 square feet and allow homebuyers the opportunity to custom design their homes.

Additionally, homes on levels two through nine will have 200-square-foot terraces that project from the building line, with upper floors open to views of Downtown St. Louis, Forest Park and the Central West End. Penthouses will have two-story interior spaces plus mezzanine areas and rooftop decks.

Inside, homes will feature 10-foot clear height ceilings, floor to ceiling glass, sleek coffered living areas, European appliances, exposed concrete elements, hardwood floors, optional fireplaces and custom-designed European-styled kitchens. The condominiums will be outfitted with the latest in communications technology with high-speed Internet access as well as DSS and cable television.

Amenities include a reception area with outdoor patio, a two-story lobby with concierge/porter station, a fitness facility and a guest suite. Parking will be provided in a heated, card key-accessed garage.

Prices are projected to range from the $400,000's to more than $1 million at 4545 Lindell, the sixth elevator-served residential property initiated by Conrad Properties in the past six years.
