CONRAD PROPERTIES OPENING SALES ON TWO FLOORS PREVIOUSLY HELD OFF THE MARKET AT MARYLAND WALK IN DOWNTOWN CLAYTON

Curious as it may seem—considering that the subject is signing on at the fastest-selling high-rise condominium in the history of Clayton—one can own today what no one was able to own four months ago.

Kathy Rittenbery, sales manager for Conrad Living at Maryland Walk explains: "When we opened Maryland Walk the last weekend of April, we held the ninth and the fifteenth floors off the market to give us some wiggle room. The three condominium styles we offer here are quite diverse, so if one style had proved to be much more popular than the others, we would have the flexibility to respond in our unit mix."

As it turned out, there was a frenzy of demand for all three styles - penthouse, parkway residences and boulevard homes. When the din finally quieted after five furious days, 54 condominiums valued at more than $42 million were reserved.

"Now that we are getting more and more details squared away with our initial group of owners and have succeeded in moving up the construction start of the building to later this year, we're in a position to accept new purchasers," Rittenbery continued. "We are making 10 new homes available today on a first-come, first-served basis."

The broad specifications of each condominium style:

  • Boulevard homes are open designs with 1,350 to 2,350 square feet and priced from $459,000. They are found on floors two through eight.
  • Parkway residences present a classic look with 1,872 to 3,330 square feet and prices that start at $679,000. They are found on floors nine through 14.
  • Penthouses—totally custom "city estates in the sky"—have a minimum of 3,300 square feet. They are found on floors 15 through 17.

The futuristic Maryland Walk sales center, complete with a furnished model and an interactive DVD presentation, is located at 8025 Maryland Ave. and is open weekdays 10 a.m. to 6 p.m.; Saturdays 10 to 5 p.m.; and Sundays noon to 5 p.m.
